What to Look for During a Home Showing

Look past the staging: check major systems, signs of water damage, layout flow, storage, and the outdoor condition during every showing.

During a home showing, look past the paint and staging and focus on four areas: the condition of major systems (roof, HVAC, water heater, electrical panel), signs of water intrusion or past damage, how the layout fits your daily life, and the condition of the exterior and lot. A showing is also your chance to ask the listing agent direct questions about the home's age and history before you decide whether to make an offer.

Start With the Big-Ticket Systems

Ask about the age of the roof, HVAC system, and water heater, since these are some of the most expensive components to replace. In Florida's climate, HVAC systems in particular work hard year-round, so an older unit is worth factoring into your offer or at least flagging for your home inspection.

Look for Signs of Water Damage

  • Discoloration or staining on ceilings and walls, especially near windows and the roofline

  • A musty smell, which can indicate moisture issues even without visible stains

  • Caulking or grout that looks fresh in only one spot, which can mean a recent repair

  • Soft spots in flooring near bathrooms, laundry rooms, or exterior doors

Check How the Layout Actually Works for You

Walk through the home the way you would actually use it. Picture a typical weekday morning: where you'd park, how you'd move groceries inside, and whether the bedrooms are positioned the way your household needs. Floor plans that look fine on paper don't always feel right in person.

Don't Skip the Exterior and Lot

Walk the perimeter of the home and note the condition of the siding, windows, and foundation where visible. Check drainage around the home, especially after rain, since standing water near the foundation can be a sign of grading issues. In Tampa Bay, it's also worth asking about the property's flood zone designation.

Questions Worth Asking the Listing Agent

  • How old is the roof, and has it had any repairs?

  • Has the home had any water damage, flooding, or insurance claims?

  • Are there any known issues with the HVAC, plumbing, or electrical systems?

  • What's included in the sale, such as appliances or window treatments?

Take Notes and Photos at Every Showing

Homes start to blend together after a few showings. Taking brief notes and photos (with the seller's or agent's permission) after each visit will make comparing properties much easier when you're ready to narrow your list and make a competitive offer.
